DESIGN PHASES

PRE-DESIGN: BACKGROUND RESEARCH

Research on the property site is necessary and done in this step to know what we are working with. This includes development of a site plan that incorporates all the existing structures on the site and property lines. Zoning research includes us speaking to city planning officials for any unusual conditions.  


A survey of the property might be required for detached units. The survey should be prepared by a licensed surveyor and will include existing utilities, property lines, easements, topography and other important details about your property.   It is the responsibility of the property owner to provide this information to us as the basis for our design work. 

 SCHEMATIC DESIGN  

The schematic design will take what we've learned in the the pre-design stage, your goals and ideas to produces rough drawings of a site plan, floor plans, elevations and often illustrative sketches or computer renderings. Once the schematic designed meets your approval we will continue to design development.

 DESIGN DEVELOPMENT  

In the Desgin Development phase we will continue developing major desing systems, such as structrual, mechanical, and identify materials. The plans are coming together and include a more detailed site plan as well as floor plans, elevations and section drawings with full dimensions.  Once the plans meet your approval we will move on to the construction document phase. 

CONSTRUCTION DOCUMENTS  

In this phase we will incorporate the constrution specification and materials to be used. These documents become the working drawings that define the work to be constructed.  Upon completion of this phase, you can use the plans to get a construction estimate.  

PERMITS

A1. Planning/Zoning Approval  

A2. Fire Prevention Clearance  

 A3. Flood Hazard Information  

 A4. Soil Report/ Soils Waiver

 A5. Geological Report

 A6. Site Grading; Earthmoving

 A7. Private Sewage Disposal 

 A8. Plot Plan; Topography and Surface Drainage 

 A9. Construction Plans and Details: Plan Review 


The above list consits of some of the required information that we will package for   PERMIT PROCESSING & PLAN REVIEW, along with fees that you will directly pay the City or County upon submittal. 

Since the processes of plan review, comments, resubmittal, and final approval may take several weeks, we will allow ample "lead" time prior to the date when construction is planned to begin.

This is the stage that will give you most gratification. All work leading to this stage will minimize any unexpected situations. 

With approved plans a finalized budget and a timeline can be reached. 

Confirmation of scheduled trades will be obtained depending on the specifics of your project. 

In the end, you will have a project you will be proud of.
