What a detached ADU gives you
A detached ADU is a standalone building on the same parcel as your house. It is the option most families choose when the unit is for a parent, an adult child or a long-term tenant, because it gives everybody a real front door and real separation.
It is also the option with the most design freedom. You are not working around the existing house's walls, roofline or window placement, so the layout can be arranged around light, privacy and the way the yard is actually used.
What decides whether one fits
- Usable yard. Not just square footage, but a buildable area once setbacks and required separation from the main house are applied.
- Setbacks. In much of Ventura County new detached ADUs are held to a minimum four-foot setback from the rear and interior side property lines, with front and street-side setbacks generally following the underlying zone.
- Separation from the house. Some jurisdictions require a minimum distance between the new unit and the existing dwelling. In the City of Ventura, for example, a ten-foot separation applies.
- Height. Sixteen feet is a common ceiling for a detached ADU on a single-family lot, though the exact rule depends on your jurisdiction and the design.
- Utility runs. The distance from the new unit back to the sewer lateral, the water service and the electrical panel is often the largest single variable in the budget.
- Access for construction. Material and equipment have to reach the back yard. A narrow side yard is workable but it costs labor.
Size
California state law sets floors that local rules cannot go below, and local ordinances add their own ceilings. As a general shape of it, detached units up to 1,200 square feet are widely allowed in Ventura County jurisdictions, and lot coverage standards generally cannot be used to block an ADU of up to 800 square feet at 16 feet in height meeting the four-foot setbacks.
Size also has a fee consequence worth knowing before you settle on a footprint: an ADU with 750 square feet of interior livable space or less is generally exempt from certain local agency, special district and water corporation impact fees. Detached or a conversion?
If you have a garage that is not being fully used, a garage conversion is usually the cheaper path and can work on lots where a new building will not fit. If you have real yard space and want the unit to feel like its own home, detached is generally worth the additional cost. We look at the lot and tell you which one the property actually favors.
