What an ADU design package actually contains
Plenty of homeowners come to us with a sketch, a Pinterest board and a number in their head. That is a fine place to start. What a city reviews is something else entirely, and the gap between those two things is where most projects stall.
A complete set for an accessory dwelling unit usually includes:
- Site plan. The parcel, the existing structures, the proposed ADU, setbacks, easements, driveways and where utilities run.
- Floor plans. Room layout, dimensions, door and window locations, fixture placement, and the wall assemblies.
- Elevations. Each exterior face of the building, with heights, materials and finishes noted.
- Sections. Cuts through the building showing floor, wall and roof assemblies and ceiling heights.
- Construction documents. The specifications and details a builder and a plan checker both work from.
- Structural coordination. Framing, foundation and lateral design, coordinated with a licensed engineer when the project requires one.
- Title 24 energy documentation and the other supporting reports your jurisdiction asks for.
The research comes before the drawing
We do not start drawing on day one. Before a line goes on paper we look at the parcel: its zoning, its setbacks, its lot coverage, the existing structures, where the sewer lateral and electrical panel sit, the parking situation and whether the property is inside a city or in unincorporated Ventura County.
That research decides what is worth drawing. It is much cheaper to find out in week one that a detached unit will not fit than to find out in plan check.
If your property turns out to be a poor candidate for what you had in mind, we would rather tell you early than sell you a design you cannot build.
Revisions and plan check
Plans rarely go through untouched. A plan checker sends corrections, we revise, we resubmit. That cycle is normal and it is part of the work. Because we also carry the permitting and the construction, corrections come back to the same people who drew the sheet, which is usually faster than passing them between separate companies.
Plans only, or the whole project
Some homeowners want us to design, permit and build. Others already have a contractor and only need the design and approval side. Both are fine. Tell us which one you are and we will scope it that way.

ADU Design Questions
Do I need an architect for an ADU in California?
Not always. Many ADU projects in California can be prepared by a licensed contractor or designer, with a licensed engineer brought in for structural work when required. Certain projects and jurisdictions do require a licensed architect or engineer stamp. We tell you which category your project falls into before you commit to anything.
How long does ADU design take?
Typically 3 to 6 weeks, and most of that depends on how quickly decisions get made. Site and zoning research comes first, then early layouts, then the developed design, then the construction documents.
Can you use the City of Ventura standard ADU plans?
The City of Ventura publishes standard ADU plans that some homeowners use as a starting point. Whether they suit your parcel depends on your lot, your setbacks and what you want the unit to do. We are happy to look at them with you.
Can I change the design after permits are issued?
Sometimes, but changes after permit issuance usually require a revision submitted back to the building department, and that costs time and money. This is why we push for decisions during design rather than during construction.
