Midtown and the streets off the Avenue tend to be deep and narrow, frequently with a detached garage at the back and alley access behind it. That shape is close to ideal for a garage conversion, and the alley often solves the construction access problem that makes backyard building expensive elsewhere. East Ventura subdivisions have more yard but longer utility runs. The hillside properties above Foothill bring grading and drainage into the conversation early. Down at Pierpont the lots are tight and flood zone questions come up.

None of that decides your project. It just means we usually know which question to ask first.

What the City of Ventura requires

The City of Ventura reviews ADUs through its Community Development department. A few of the standards that shape most designs here:

  • Setbacks. A new detached ADU generally needs at least four feet from the side and rear property lines, and must maintain the front yard setback required in the zone.
  • Separation. Ventura requires a minimum ten-foot separation between a new ADU and the main residence or other structures. This one catches people out on shallow lots, because it can rule out a detached unit that would otherwise clear the setbacks.
  • Height. Up to 16 feet for a detached ADU on a lot with an existing or proposed single-family home. Up to 25 feet if the unit is attached to the primary home.
  • Conversions. Those setback rules generally do not apply when you convert an existing accessory structure such as a garage, pool house or detached recreation room. That exemption is frequently what makes a project possible on a tight Midtown lot.
  • Standard plans. The city publishes a set of standard ADU plans that some homeowners use as a starting point.

The city's Planning Division will tell you whether your property allows an ADU. We do that research for you as the first step, along with the utility and site questions the zoning check does not cover.

Can I build an ADU in Ventura?

Most single-family properties in the City of Ventura can have an ADU, and many can also have a Junior ADU.
