The Ojai Valley is two jurisdictions in one conversation. Inside the city limits you are dealing with the City of Ojai. Out in Meiners Oaks, Mira Monte, the East End and the rest of the valley you are in unincorporated Ventura County, which is a different process entirely.
Both share the same underlying realities: water is a serious topic, wildfire is a serious topic, and the valley cares a great deal about how buildings look.
We put this at the top because it changes people's financial plans more than any other rule in the county.
In the unincorporated Ojai Valley, a Temporary Rental Unit regulation overlay restricts short-term and vacation rental. In the non-coastal Ojai overlay area, short-term rentals are not permitted to operate unless the dwelling was classified as a historic landmark as of June 19, 2018. The restriction covers residences and separate cottages or similar structures, which includes accessory dwelling units. Homeshares can operate where they hold a legal permit issued by the county.
If your entire reason for building is nightly rental income, an Ojai Valley ADU may not do what you want. A long-term rental, a home for family, or space for yourself later are all still perfectly good reasons, and they are the reasons most of our Ojai clients build.
