The Oxnard-specific factor is the Coastal Zone, which adds an approval step and time rather than construction cost.

Two very different Oxnards

North Oxnard and RiverPark are newer, with generous yards, modern electrical service and documented permit history. The older neighborhoods near downtown and La Colonia have smaller lots and frequently a detached garage worth evaluating. Conversions are often the better value there, particularly because units created from existing permitted space may have no setback requirement in Oxnard.

The coastal factor
