ADU Setback Requirements in Ventura County

Across most Ventura County jurisdictions, a new detached ADU needs a minimum four-foot setback from the rear and interior side property lines, with front and street-side setbacks generally following the underlying zone. Conversions of legally established existing structures are generally exempt from those setbacks.

The four-foot rule

California state law established the four-foot side and rear setback as a baseline that local ordinances generally cannot exceed for new ADU construction. It shows up consistently across Ventura, Oxnard, Camarillo, Moorpark and the rest of the county.

Front and street-side setbacks are different. Those generally follow the zone your property sits in, and they can be considerably more than four feet.

Local variations worth knowing

City of Ventura. Four feet from side and rear lines, front yard setback per the zone, plus a minimum ten-foot separation between the ADU and the main residence.

Santa Paula. A minimum 20-foot front-yard setback with four-foot side and rear setbacks.

Oxnard. Four feet from rear and side for new detached construction. Units converted from existing permitted space may have no setback requirement.

Camarillo. Four feet from rear and interior side lines, with front and street-side potentially greater.

The separation requirement is the one that surprises people

Setbacks measure to the property line. Separation measures to your own house. Ventura's ten-foot separation requirement means a detached ADU can clear every property line and still not be permitted.

Why conversions escape it

Converting a legally established existing structure is generally exempt from the setback standards that apply to new construction. Do not assume it covers an unpermitted structure.
