A garage conversion in Ventura County typically runs about $100,000 to $220,000 or more as a planning range. The four things that usually decide whether a garage is a good candidate are the slab, the ceiling height, the distance back to the sewer lateral and whether the structure was permitted.

Why conversions are often the practical answer in Ventura

Midtown and the streets off the Avenue are full of deep, narrow lots with a detached garage at the back and alley access behind it. The structure exists, and the alley solves the construction access problem that makes backyard building expensive elsewhere.

There is also a rule that helps: setbacks generally do not apply when converting an existing accessory structure such as a garage.

The four things that decide it

The slab. Garage slabs are often thinner than a dwelling requires, frequently sloped toward the door for drainage, and sometimes cracked.

Distance to the sewer. A garage at the back of a deep lot may be a long way from the lateral. That trench is real money.
