Thousand Oaks ADU Guide: What Homeowners Should Know
Thousand Oaks takes ADU submittals through a digital-only portal and works to a 60-day ministerial review for complete applications. The word complete is doing real work in that sentence, and oak tree protection is the site constraint that most often reshapes a design here.
Digital-only submittal
ADU applications in Thousand Oaks go in through the city's online portal. The city works to a 60-day ministerial review target for complete applications. That is a genuine commitment and it is conditional. An incomplete package does not usefully start that clock.
Parking exemptions
Required parking may not exceed one space per bedroom, and no parking may be required where the ADU is:
- Within half a mile walking distance of public transit
- Within a historic district
- Created within an existing structure
- Within one block of a car-share vehicle
- In certain permit-parking areas
The oaks
Thousand Oaks protects its oak trees, and the protection extends to the root zone rather than just the trunk. A mature oak near the area you are picturing can shift the footprint, require an arborist, and occasionally decide the whole approach.
Hillside lots
Lynn Ranch, Wildwood, North Ranch and parts of Newbury Park bring slope into the conversation. These are budget questions rather than feasibility questions on most parcels.
