Detached ADU vs. Garage Conversion in Ventura County

A garage conversion is usually cheaper and can be possible on lots where new construction will not fit, because conversions of legally established structures are generally exempt from setback rules. A detached ADU costs more but gives better separation, better daylight and full design freedom. The lot usually makes the decision before preference does.

Cost

Garage conversion planning ranges run roughly $100,000 to $220,000 or more. Detached construction runs roughly $150,000 to $450,000 or more depending on size. These are planning ranges, not quotes.

What the lot allows

This decides it more often than budget does. Conversions of legally established existing structures are generally exempt from the four-foot setback standards applied to new construction. In the City of Ventura there is also a ten-foot separation requirement between a new ADU and the main house.

  • Ceiling height will not work once a floor assembly and roof insulation are added.
